For
how long do I let?
The Letting Term is usually either 6 or 12
months by way of an Assured Shorthold Tenancy
which ensures that you get the property back
at the end. We can also vary the length and
extend the initial term if you require, subject
to the Tenant’s agreement.
Can
I return to my property ?
Bear in mind that you are handing over your
property for the whole of the rental term.
You cannot return except for routine inspections
or to carry out necessary repair work if
you intend to deal with your own management.
In both cases you must give adequate notice
to your Tenant.
Furnished
or Unfurnished ?
We can arrange either furnished or unfurnished
lettings and advise on the rent achievable
in either case. Any furnishings must comply
with current regulations and we are happy
to advise on this aspect. We can also prepare
a full inventory of contents.
Do
I have a say in the choice of Tenant
?
Yes,
we can search for a suitable Tenant tailored
to your specific requirements e.g. families,
single persons, couples, sharers, non-smokers,
no pets etc. In addition we take up references
via a professional Agency and carefully monitor
replies so as to ensure that we secure the
best possible candidate.
Should
I use your Management and/or Maintenance
Service ?
Our Management Service is designed to relieve
you of responsibility and take the pressure
off . We deal with the Tenant as well as
rent collection, legal notices, termination
or renewal of the Agreement. We transfer
all service and Council Tax Accounts to the
Tenant’s name and change them back
at the end of the term. We can also arrange
for maintenance work to be carried out by
our Qualified Contractors including the required
Annual Gas and Electricity Safety Inspections.

What
if the Tenant refuses to move out ?You
are entitled to vacant possession at the end
of the term and we will serve the appropriate
notices on the tenant in good time. In the
unlikely event that the Tenant does not move
out, legal proceedings will be necessary but
we can arrange suitable insurance to cover
this eventuality at reasonable cost.
